About The Property
Berkshire Hills Forest is a large private forest tract that encompasses 896 acres of the Taconic Mountains in northwestern Massachusetts.

The property is located on the north side of Brodie Mountain in the Towns of Hancock and Lanesborough, Berkshire County. The tract is entirely forestland with extensive road frontage. Sections of the property were used extensively for agriculture in the 1800’s through the early 1900’s and have since reverted back to forest. Sheep farming was prevalent in this area of Massachusetts and is probably the reason for the geographic identity of Sheeps Heaven Mountain. 656 acres (73%) of the property is commercial forestland which contains stands of timber in various stages of maturity. 92% of the forest in the commercial forestland is northern hardwood.

A new road which runs through the middle of the property to the top of the mountain provides some of the best views in the Berkshires.

Timber
An extensive timber cruise was conducted during February 2006 to collect accurate and reliable timber data. The resulting statistical sample was used to calculate and produce tables for timber volumes and values.

Outstanding past forest management practices have created stands of timber that contain the correct size and numbers of trees to achieve maximum yield. Most of the acreage is producing timber close to or at the full capacity due to excellent soils. In addition, 97% of the total timber value is contained in the hardwood sawtimber and veneer quality trees. Currently, 60% of the sawtimber sized trees are in the medium to large category. Harvesting some of those trees will allow smaller trees to advance into the larger categories for the next harvest. It is, for the most part, a mature forest capable of generating immediate income. The total volumes of timber and stumpage value are estimated to be as follows:

Sawtimber Volume*: 3,633.8 MBF (+/- 11%)
Pulpwood Volume: 4,950 cords (+/- 10%) 
Stumpage Value: $1,225,151.76
