Timber As An Investment
Timberlands increase in value in three distinct ways. 
1. Increase in the amount of timber due to natural growth.
  Timber inherently generates some of its increased value due to its biological year-over-year growth.  However, like any other agricultural commodity, timber is a crop which requires active management to extract its full potential.

Undesirable trees may be culled to enhance the growth potential of more valuable trees. Trees may be planted in under utilized areas to maximize output. NF&F and our network of trained foresters are your best source of guidance to ensure continued increases in value and maximum harvest returns.

When managed property, timberland values can grow between 3% and 10%, year, after year, after year.
2. Increase in the market price of timber due to increased demand.
  Knowing when to harvest timber is not only a function of when the trees are ready, it is also a function of timing the market. Under active timberland management, NF&F’s trained foresters will selectively harvest trees to best take advantage of market conditions.
3. Increase in the value of the land.
  Like the saying goes, “They ain’t makin’ any more of it!”

Land in general is an increasingly scarce resource, and large, contiguous parcels of quality timberland are scarcer still. Understanding the highest and best use of any parcel is the first step in determining its value and setting its price.
Besides a direct increase in the value of your land, there are additional ways that owning timberland can benefit you, including recreation leases, tax advantages, and sporting opportunities.
