About The Property
Forests of growing timber and abundant wildlife grace this property, which remains relatively unchanged from the late 1700’s, when the original settlers arrived in Stratford, NH from Stratford, CT (which was named for Stratford-on-Avon, England). The area was originally surveyed in the autumn of 1788 by a party led by Eben Judd.
The property has several mountain peaks along with two main bodies of water. Sugarloaf Mountain is the high point on the propety at 3,701 feet above sea level. A brook that drains most of the property fl ows southwesterly into the Connecticut River. The point where the brook crosses the south boundary of the property is the tract’s low point, at approximately 1,500 feet above sea level. Abutting the property are the Nash Stream State Forest (39,000 acres) and the Vickie Bunnell Preserve (a Nature Conservancy preserve that comprises 10,330 acres of an 18,680 acre tract).
Stratford Lake is a 30-acre body of water that is fed by limestone streams and boasts an outstanding population of brook trout.
Timber
A detailed description and analysis of the forest resources was prepared in December 2003 and January 2004. The tract is considered to be 93% forestland, with the remaining acreage in wetlands, ponds, roads, etc. 6,045 acres is considered as commercial forestland, with the potential to produce crops of timber on a continual basis.
Forest cover types growing on the commercial forestland are 80% northern hardwood, 10% mixed hard and softwood, and 10% spruce-fi r. It is, for the most part, a young forest which will substantially increase in value over the next 15 to 20 years.
The total volumes of timber and stumpage value are estimated to be as follows:
